Deal Overview

Eenhoorn Development, a Grand Rapids-based firm, acquired a majority stake in the 23-story 1 Park Row condo building in the Financial District late last year and is now facing a lawsuit from a Circle F Capital affiliate.

The lawsuit alleges Eenhoorn and its principal used associates as sham buyers to meet New York state “bona fide purchaser” requirements for a condo conversion. It also alleges an effort to wrest control of Circle F’s partnership interests valued at $17 million. Eenhoorn has not filed a response in court.

The 1 Park Row project has been tied to years of litigation, including Circle F’s earlier claims against a construction manager and a later pivot to condos with sales launching in early 2025.
