1606 Corp. (OTC: CBDW) has executed a purchase and sale agreement to acquire a 132-acre property in Lufkin, Texas for approximately $11.2 million. The site includes an existing power generation facility and infrastructure intended to support large-scale data center development.

The purchase price consists of $7 million in cash payable at closing and the company’s assumption of an existing mechanic’s and materialman’s lien of approximately $4.2 million. The property also includes a 50,000-square-foot warehouse designed to support rapid deployment of data center infrastructure. Closing is expected on April 15, subject to customary conditions and due diligence.
