Bridge Logistics Properties (BLP), a subsidiary of Bridge Investment Group Holdings LLC, acquired a 133,115-square-foot Class A distribution facility at 10740 Banana Ave. in Fontana, in California’s Inland Empire West submarket. The deal was sourced off-market.
The property was built in 2020 and is fully leased through 2028, providing durable cash flow as market fundamentals improve. The article says in-place rents are below market, creating a path to grow NOI. BLP described the purchase as an opportunity to buy below today’s replacement costs.
