Deal Overview

Douglas Emmett has agreed to acquire the Bedford Collection, a Beverly Hills outpatient medical office property, for $260 million. The six-building asset totals 246,000 square feet along Bedford Drive.

The Bedford Collection is 95% leased to about 120 tenants, including specialists such as Beverly Hills Plastic Surgery Center and concierge physicians. The purchase consolidates roughly 80% of the block under one owner, giving Douglas Emmett control of about one-third of the city’s medical office inventory.

The deal is structured through a joint venture with $150 million in equity and $130 million in secured debt, reflecting lender support for well-leased medical real estate. The property is within two miles of Cedars-Sinai Medical Center and UCLA Ronald Reagan Medical Center.
